Rayonier Matariki Forests – Office Fit-out
Overview
Harrier Construction delivered a modern office fit-out for Rayonier Matariki Forests, providing a high-quality workspace completed on time and within budget. The project supported Rayonier’s move into a new office with a significant lease term, enhancing the asset for both tenant and landlord.
Challenges
Budget constraints required careful value management to ensure the project could proceed without compromising design intent.
Tight delivery timeframes meant the fit-out needed to be completed before hard lease end dates, during a period of labour and material shortages.
The project took place in an occupied building, requiring noise and deliveries to be managed to avoid disrupting existing tenants.
Stakeholder management was critical, involving Rayonier, Bayleys Property Management, and Ngāti Whātua Ōrākei, with a focus on clear communication and progress updates.
New below-slab plumbing and cable runs were required, adding complexity to the build.
Structural penetrations had to be coordinated with di-core floor strands and existing in-ceiling services.
Solution
Packages of work were split up, with specialist subcontractor teams selected and mobilised to ensure successful delivery within a short timeframe.
Tenant engagement was prioritised, with open communication maintained with all relevant organisations throughout the project.
Detailed planning and communication ensured new plumbing wastes and cable runs were installed below the slab with minimal disruption.
Floor scanning and in-ceiling inspections were carried out before any ceiling removal. Pilot holes and then full penetrations were cored, with all works completed and ceilings reinstated out of hours to avoid disruption.
Harrier Construction worked closely with designers to value manage the fitout, retaining key design features such as curved walls, timber panelling, and planters.
Outcome
A modern, functional office space was delivered on time and within budget, fully aligned with Rayonier’s operational requirements and supporting their long-term lease. Key design features were preserved throughout, and all services were successfully integrated with the building’s management systems. Through proactive planning, stakeholder engagement, and carefully sequenced out-of-hours works, Harrier Construction delivered a result that reflects both an eye for detail and big picture thinking — with minimal disruption to building occupants.
