Ngāti Whātua Ōrākei – Office Fit-out
Overview
Harrier Construction delivered a modern, purpose-built office fit-out for Ngāti Whātua Ōrākei at AECOM House, bringing together two distinct business units into a unified and efficient workspace. Each unit had its own operational and security requirements, which made developing a coherent design brief particularly complex. The project was initiated in response to an impending vacancy in a prime asset, requiring swift and strategic action. Delivery needed to navigate end of year constraints while minimising disruption to existing tenants. The design also had to strike a careful balance — creating open, welcoming spaces for the Trust office alongside secure, restricted areas for Whai Rawa, the commercial arm.
Solution
Harrier Construction provided a turnkey service, managing the entire process from conceptual brief to completion.
Astute relationship management and clear communication ensured all stakeholders were aligned and project milestones were met.
Stakeholder engagement was prioritised, guiding the process through detailed design and delivery.
Efficient design processes were established, with innovative solutions such as a combined communal kitchen area.
Iwi artwork — including paintings, carvings, and woven pieces — was seamlessly integrated into the design, honouring cultural heritage.
Subcontractor teams were mobilised to deliver within a tight timeframe.

A modern, functional workspace that meets the distinct needs of both business units while fostering a sense of unity.
Enhanced asset value for Ngāti Whātua Ōrākei, with minimal disruption to ongoing operations.
