The Strand – Commercial Fit-out for Wisely
Overview
This project involved the conversion of a former retail tenancy into a modern, industrial-style office environment for Wisely. The existing retail fit-out was stripped back to base build, including removal of the raised plinths and redundant mechanical services. The improved frontage elements created a professional new glazed entry point.
The internal layout was reconfigured to improve functionality and flow, introducing two new enclosed meeting rooms, a revised circulation route, and a dedicated storeroom formed from the previous meeting space. The result is a practical, well considered workplace tailored to the operational needs of the new tenancy.
Delivery
A key component of the works was the coordination and integration of new building services within the existing base building infrastructure. This included installation of a new cassette air-conditioning system, inter-tenancy meter separation, and services separation to establish a fully independent tenancy arrangement.
Careful planning ensured the new mechanical systems aligned with existing plant while minimising disruption and unnecessary builder’s work. The meeting rooms were constructed with plasterboard and glazed partitions extending to the ceiling, with new grid and tile ceilings installed locally to maintain acoustic and visual separation while retaining the existing ceiling elsewhere within the tenancy.
The programme was carefully managed to meet a compressed timeframe, enabling Wisely to occupy the premises prior to the Christmas shutdown period. Throughout delivery, close coordination with the landlord ensured budget parameters were maintained without compromising functionality.
Outcome
The completed space reflects a considered transformation from retail to workplace — balancing existing constraints, services integration and spatial efficiency within a disciplined programme.
Through detailed coordination and clear oversight of the broader tenancy requirements, the project delivered a functional, independent office environment ready for immediate occupation.
